How we Operate

When first meeting with a customer, we like to spend some time just listening; getting a sense of what you are looking for in terms of function and form.
We try to determine both what is needed and what is wanted, blend it into the context of your lifestyle and activities. In the initial meeting, we take notes & measurements, attempt to discover likes and dislikes in your current house arrangement, and discuss the general budget for the project.

Back at the office, we begin to put together a comprehensive proposal that takes each factor discussed into account. Our desire is to provide a significant increase in home value
through the improvements. When determining the cost of your project, we combine our years of experience with a computerized estimating program, to ensure each detail of the job is taken into account.
And, we use only quality materials and licensed, insured and experienced subcontractors. Upon completion we normally meet again with you to go through the proposal to answer any questions you may have.

In comparing our proposal to other bids, you may find our proposal somewhat higher. But at Kuivenhoven Builders, the focus is on value.
Some builders “low ball” a bid to get the business, then keep coming back for more money for “extras”. We believe this is unethical and refuse to join in this practice. We believe we provide more value for the dollar through offering a comprehensive proposal where the total amount is agreed upon up front.

- protection from liability with the insurance and licensing demands we make of our subcontractors

Acceptance of Proposal
|
|
|
Upon acceptance of our proposal, we ask for a deposit of ten percent of the contracted amount. On smaller jobs, the remaining balance will be due upon completion, and on larger
projects, we will bill monthly for work done to date. Payment is due within 7 days.
|
|
|
As work progresses, we strive to keep good communication with you. This becomes especially important because you will be living in a house under construction conditions, which
is stressful. If either party sees a problem developing, it is better to air the matter so we can work toward a solution.
Continuously open communication elicits greater customer involvement, leading to quicker decision making and a team approach to problem solving. By keeping everyone “in the loop” the project can be completed more quickly & efficiently, and to your satisfaction.

It is not unusual for the customer to change their mind about some thing during the construction process; adding or deleting items, or changing styles or colors.
It is very important that everyone understands what is expected. Because of this we make written change orders stating what work is to be changed and how much the changes will cost or save. Contractor reserves the right to charge $ 50.00 per change order.

|
Kuivenhoven Builders warranties the materials and workmanship for one year from the date of completion. Should a problem arise with materials or workmanship during that time we
will repair or replace defects at our discretion. Items such as appliances, water heaters and so on carry their own manufacturers warranty.
|
|
|
Since repeat business and referrals from existing customers are our primary source of new business, we will make every effort to ensure your satisfaction with our work. This
approach is the reason we have so many references available for contact, and why we enjoy repeat customer loyalty. We believe our methods of operation appeals to most people.
